Initial Setup fee is $350. This fee is intended for setting up your account and other paperwork and processes necessary to manage your property. (Upfront Cost)
A Tenant Placement fee is 75% of one month’s rent. This service include:
● Marketing and listing your property on several listings and social media platforms
● Running ads for your property
● Property showing
● Property onboarding
● Tenant screening
● Creating a detailed leasing agreement
Once a renter is in place, Toyrence properties management will charge a monthly fee.
for managing the property. (Upfront Cost)
The Property Management fee is 10% of one month’s rent. This fee typically includes property
maintenance, attending to renter’s concerns, enforcing the leasing agreement, and collecting rent.
The Eviction fee is $250 in addition to other eviction-related legal costs.
A Vacancy fee $0
A Repair and Maintenance fee is 10% of the repair and maintenance costs.
The Offboarding fee is $150 for file preparation / file closing.
*Maintenance Reserve Account shall be in the amount of 1.5 times one month’s rent.
Toyrence Properties holds this maintenance reserve account to handle any routine or
emergency maintenance items that will be an owner expense
